We can tailor our services to suit your needs whether you have an empty property or a tenant in situ and require rent collection or legal documents.

Let Only

  • Advertise in Harwood Offices, www.goharwood.co.uk and property portals.
  • Find a suitable tenant for your property and vet them via full reference and credit checks.
  • Internal & external professional photography where appropriate.
  • Full tenant reference checks.
  • Accompanied Viewings (empty properties).
  • Contract signing and move in.
  • Out of hours contact.
  • Arrangement of the Gas safety check if required – Checks charged additionally to the landlord.

No Let – No Charge

An independent, professionally produced inventory, can also be provided.

Transferring utility services to new tenants names and submitting Deposits into the Deposit Protection Scheme (DPS) can be arranged for an additional charge. Please contact the office for details.

Fully Managed Service

As above Plus

  • Registration of the Deposit in the Deposit Protection Scheme.
  • Gas, electricity, water & local authorities notified of the new tenancy benefitting both the landlord and tenant.
  • An independent, professionally produced photographic inventory.
  • Regular photo property inspections.
  • Taking maintenance reports from the tenants and organising contractors.
  • Serving of section 21 if required.
  • Arrangement of the renewal of Gas safety checks – Checks charged additionally to the landlord.
  • Monthly management statements.
  • 24 Hour EMERGENCY telephone contact for both Tenants and Landlords.

Information on Rental Charges

Landlord Charges for Letting a Property

£540 inclusive of VAT if the property is fully managed.

£600 inclusive of VAT if the property is let only.

Management Fees Charged to the Landlord

There is also a monthly charge for full management our standard fees are 12% Inc. Vat of the rental income

(E.G. For a rent of £1000 per calendar month you would expect to have £120 deducted from the rental income each month inclusive of VAT)

Please note: Any services provided to let only or fully managed customers that are not stated in the service agreement above will be subject to additional charges. These will always be made clear before any work is commenced. A full menu of our additional services and charges is available from our rental teams.
